The best painting services in Singapore depend on your job. For a cheap HDB repaint with fixed prices, start with Budgetpainting.sg, Best Painting SG or 5 Star Painting. For a brand-backed job with a project manager and instalments, choose Nippon Paint’s professional painting service. For limewash and feature finishes, look at MG Painting. For painting plus odd jobs in one visit, Fixin Guru and LS Handyman are the practical picks. A whole 3-room HDB flat costs about $638 to $1,850 at the companies we checked, depending on the paint and the company.

We checked every company below in October 2026 against its own website, price page and company records. Prices are as published on 7 Oct 2026 and can change.

What’s changed in 2026:

  • We removed three companies we could no longer confirm as active or properly listed: Colour Creative, Dulux’s painting service page and PS Painting Service.
  • We added three painters with published 2026 prices: Painting Services Singapore, Best Painting SG and OWJ Painting.
  • Phone numbers changed for 5 Star Painting (now 8161 2390) and Nippon Paint (now 6319 7222).
  • Most budget painters now publish tiered HDB packages, so you can compare prices before asking for a quote.
  • Business owners: PSG, EDG and MRA grants closed on 29 Sep 2026. The new EDGE Grant replaces them, but don’t assume it covers a repaint.

How much does painting service cost in Singapore (2026)?

Most painters price HDB flats by flat type, condos by size, and landed homes and offices by site visit. The ranges below come from published price pages we opened on 7 Oct 2026. Treat them as a starting point, not a final quote.

What moves the price:

  • Paint grade. Painters with tiered packages charge more for washable, anti-mould or odourless paint. At 5 Star Painting, a 3-room flat costs $700 with Nippon Matex and more with Vinilex 5000 or odourless paint.
  • Sealer. Sealer is usually extra. Old flats with chalky or peeling walls often need it. Dulux, for example, only gives its warranty if sealer is applied.
  • Ceiling height. Nippon’s prices assume ceilings no higher than 2.6m. High ceilings cost more.
  • Wall repairs. Cracks, mould and peeling paint need patching first. Budgetpainting.sg lists putty and peeling repairs at $50 to $300.
  • Number of colours. Nippon includes up to four colours. Extra colours or feature walls may cost more.
  • GST. Some painters quote before GST. Budgetpainting.sg’s prices are before GST, so add 9%.

Rule of thumb: an independent contractor’s basic package is often about half the price of a paint brand’s own service. You pay the brand for a project manager, a fixed process and a brand-backed warranty.

How we chose

We did not hire these painters or test their work. We compared what we could verify on 7 Oct 2026:

  • Still operating. Each company had dated activity within the last 12 months, such as new blog posts, price updates or recent reviews. We dropped companies where we couldn’t confirm this.
  • Published prices. We favoured painters who list prices by flat type. That lets you compare before you call.
  • Clear scope. We checked what each package includes, such as ceilings, furniture protection, clean-up and sealer.
  • Warranty and paperwork. We noted stated warranties and company registration details where we could find them.
  • Reputation. We read the reviews each company shows and noted review counts. Where a rating comes from a company’s own website widget, we say so.

The original list order is kept for companies carried over from earlier versions. New additions come after them. The order is not a ranking.

Which painting service should you choose?

  • Cheapest HDB repaint: Best Painting SG or Budgetpainting.sg. Compare both on the same paint grade, and check whether GST is included.
  • One or two rooms only: OWJ ($250 per bedroom), Best Painting SG ($278) or Budgetpainting.sg ($280 before GST).
  • Fixed package with a clear warranty: 5 Star Painting. It shows three paint tiers and a one-year warranty.
  • Brand-backed job with instalments: Nippon Paint. It costs more, but you get a project manager and 0% instalments.
  • Condo unit: 5 Star Painting publishes condo prices from $950. Nippon prices condos the same as HDB flats.
  • Landed exterior: Nippon Paint for a five-year warranty on its system, or OWJ for a lower starting price.
  • Limewash or feature walls: MG Painting.
  • Painting plus repairs: Fixin Guru or LS Handyman for handyman jobs; Best Painting SG for plastering and crack repair.
  • Office, shop or factory: Painting Services Singapore or OWJ. Both quote after a site visit.
  • Same crew from start to finish: A&J Painting, which says it doesn’t subcontract.

How to get an accurate painting quote

Quotes vary widely because painters price different things. Give every company the same brief so you can compare like with like.

  1. List the areas. Name each room and say whether ceilings, doors, gates, pipes and the kitchen or bathroom are included.
  2. Name the paint. Ask for the brand and product, such as Nippon Matex or Vinilex 5000. Ask for the same product from each painter.
  3. Send photos. Show cracks, mould and peeling areas. This helps painters tell you if sealer or patching is needed.
  4. Count the colours. Many packages include a set number of colours. Extra colours and feature walls can add cost.
  5. Ask about furniture. Check whether moving and covering furniture is included, and whether you need to clear rooms first.
  6. Confirm the schedule. Ask how many days the job takes and which days the painters will be on site.
  7. Get the warranty in writing. Note the period, what it covers and any conditions, such as sealer.
  8. Check the final price. Ask whether GST and transport are included, and how much deposit is due.

For a whole HDB flat, many painters will quote from photos. For landed homes, exteriors and offices, expect a site visit before a firm price.

Red flags to watch for

  • No written quote. Insist on a quote listing the rooms, paint brand and product, number of coats, sealer and ceilings.
  • Vague paint names. “Nippon paint” is not enough. Ask for the product, such as Matex, Vinilex 5000 or Odour-less.
  • Prices that leave out GST. Some prices are before GST. Ask for the final price.
  • Large upfront deposits. Be wary of paying most of the price before work starts.
  • No company details. A real contractor should give you a registered company name and UEN. You can check it on ACRA’s BizFile.
  • Warranty only by word of mouth. Get the warranty period and what it covers in writing. Some warranties apply only if sealer is used.
  • Unclear sealer advice. If walls are chalky, peeling or mouldy, skipping sealer can void the warranty or shorten the paint’s life.
  • Diluted paint. Ask to see sealed paint tins on site.
  • Unrealistically fast timelines. Rushed jobs often skip drying time between coats.
  • Claims you can’t check. Look up claimed BCA registrations on BCA’s contractor directory.

Frequently Asked Questions

How much do painting services cost in Singapore?

A whole 3-room HDB flat costs about $638 to $1,850 at the companies we checked. A 4-room flat costs about $688 to $2,200. A single room costs about $250 to $450. Landed homes start at about $2,800 for the interior.

How much does it cost to paint one room in Singapore?

Published per-room prices start at $250 (OWJ), $278 (Best Painting SG) and $280 (Budgetpainting.sg). Better paints, like odourless or anti-mould, push the price up to about $450.

Which is the best painting service in Singapore?

There is no single best. For price, Best Painting SG and Budgetpainting.sg are among the cheapest. For a brand-backed job, choose Nippon Paint. For specialist finishes, choose MG Painting.

How do I find a reliable painting contractor in Singapore?

Check that the company is registered on ACRA and has recent reviews. Get a written quote with the paint product named. Ask for the warranty in writing. Compare at least three quotes for the same scope.

How much does condo painting cost in Singapore?

5 Star Painting lists condo packages from $950 to $2,400. Nippon Paint prices condos the same as HDB flats of similar size. Larger units and high ceilings cost more.

Do I need a permit to paint my HDB flat?

HDB has said that simple works such as painting don’t need a renovation permit. Painters must still keep to HDB’s permitted work hours, with no work on Sundays and public holidays. Check HDB’s latest renovation guidelines before work starts.

Do I need sealer before painting?

Not always. Sealer helps on old, chalky, peeling or mouldy walls. It costs $150 to $350 for a whole flat at Budgetpainting.sg. Some warranties, such as Dulux’s, only apply if sealer is used.

Is Nippon Paint’s painting service worth it?

It costs more than most contractors, from $1,350 for a 3-room flat. In return, you get a project manager, 0% instalments and a brand-backed warranty. If you just want the lowest price, an independent painter using Nippon paint is cheaper.

Do painting services do exterior painting?

Yes. Nippon Paint, OWJ, Painting Services Singapore and MG Painting all do exteriors. Nippon’s landed exterior packages cost $2,980 to $5,980. HDB block exteriors are handled by town councils, not residents.

Are 5 Star Painting’s reviews good?

5 Star Painting says it has 195 five-star reviews and has painted over 5,000 HDB homes. We didn’t verify the reviews on Google. Its prices and one-year warranty are clearly published.

Is Budget Painting SG reliable?

Its review widget shows 5 stars from 448 reviews, with praise for punctual and tidy painters. It doesn’t state a warranty on its website, so ask for one in writing.

Which paint is best for interior walls in Singapore?

For most HDB flats, a washable or anti-mould paint is a good choice. Odourless paint suits homes with children, elderly people or pets. Nippon and Dulux both sell Green Label certified options.

How can I find cheap painting services in Singapore?

Choose a contractor with published packages and pick the basic paint tier. Paint only the rooms that need it. Skip extra colours. Ask whether sealer is really needed for your walls.
