The best pest control company in Singapore depends on the pest and the property. For the clearest published prices, start with Avalon Services or Aardwolf Pestkare. For bed bugs, Innovative Pest and Ironman Pest Control offer heat treatment. For large commercial and food sites, Rentokil, Anticimex and ORIGIN Exterminators run sensor-based monitoring. For a 24-hour line, try Eminent Pest Control. A one-off ant or cockroach treatment for an HDB flat costs about $100 to $150 at the companies that publish prices.

We checked every company below between 7 and 8 October 2026 against its own website, recent posts and company records. Prices are as published on those dates and can change.

What’s changed in 2026:

  • We removed Greencare. We found no customer reviews after December 2024, and its homepage now carries injected gambling content.
  • We added two companies with dated 2026 activity: ORIGIN Exterminators (founded 1974) and Anticimex Singapore.
  • Killem Pest became part of Rentokil Initial on 1 January 2026. Existing Killem service agreements continue.
  • Aardwolf Pestkare published a full 2026 price guide in June 2026. Avalon Services keeps a 2026 price list online.
  • Sensor-based monitoring is now common for rats and termites. ORIGIN, Anticimex and Rentokil all sell it.
  • Business owners: PSG, EDG and MRA grants closed on 29 September 2026. The new EDGE Grant replaces them, but don’t assume it covers pest control.

How much does pest control cost in Singapore (2026)?

Most HDB jobs cost $100 to $150 for ants or cockroaches. Bed bugs, rats and termites cost more because they need several visits. The figures below come from price lists that companies published in 2026. Get a quote after an inspection, because the size of the problem changes the price.

Job Typical 2026 price Source
Ants or cockroaches, HDB, one-off $100 – $150 Avalon 2026 price list; Aardwolf 2026 guide (about $140)

Monthly and yearly contracts

Regular contracts suit homes with repeat cockroach or ant problems, and most businesses. Avalon lists these yearly totals for ant and cockroach contracts:

  • HDB, bi-monthly visits: $270 – $350 a year
  • Condo, monthly visits: $480 – $780 a year
  • Bungalow, monthly visits: $1,150 – $1,280 a year

Aardwolf lists yearly contracts of $520 to $750 for ants and $520 to $860 for cockroaches. Ironman’s yearly packages start from $480.

Commercial pest control cost

None of the commercial operators we checked publishes a rate card. Restaurants, food factories and offices are priced after a site survey. The quote depends on floor area, the number of bait stations, visit frequency and any audit reports you need for SFA or a landlord. Ask for the price per visit, the number of visits a year and what a call-back costs.

What pushes the price up

  • Property size: landed homes cost roughly double an HDB flat for the same pest.
  • Repeat visits: bed bugs need at least two treatments, and rat programmes run for about four weeks.
  • Method: heat treatment for bed bugs and termite baiting systems cost more than spraying, but use fewer chemicals.
  • Urgency: same-day, night or Sunday call-outs may cost extra. Ask before you confirm.
  • GST: check whether the quote includes 9% GST.

How we chose

We did not hire these companies or test their treatments. We compared what each company publishes and what we could confirm independently. Our criteria:

  • Still operating in 2026: each company had dated activity within the last 12 months, such as new blog posts, recent customer reviews, trade show appearances or company news.
  • Licensed: each company says it holds an NEA licence or uses NEA-licensed technicians. You can confirm this with NEA before you book.
  • Clear information: we favoured companies that publish prices, warranties and contact details.
  • Range of jobs: we included specialists for bed bugs, termites, rats and commercial sites, not only general pest control.
  • Track record: years operating, certifications such as bizSAFE and ISO, and notable clients where the company names them.

We kept the companies from our earlier list in their original order and added new ones after them. The order is not a ranking.

The January 2026 purchase of Killem made the group bigger still. For large sites, the main draw is scale: many technicians, audit-ready reports and digital monitoring. For a small flat, it may cost more than a local firm.

ORIGIN Exterminators is one of Singapore’s oldest pest control companies, and it is still locally owned. It covers ants, bed bugs, cockroaches, flies, mosquitoes, rodents, termites, snakes, bees, booklice and wasps. It uses integrated pest management, which means inspection and monitoring first, and less chemical use.

Its own RATSENSE system uses smart stations to track rat activity around the clock. ORIGIN says it cuts manpower by half and raises capture rates by 30%. It also runs a data-driven mosquito programme for estates and businesses.

Anticimex is a Swedish pest control group that grew in Singapore by buying local firms. It treats termites, cockroaches, rodents, bed bugs, ants, mosquitoes, flies and birds, and offers disinfection.

Its main difference is sensor-based monitoring. The SMART range of traps and sensors reports rodent activity around the clock. Its iTAS termite system sends an alert when termites hit a monitoring station. That helps landed homes and buildings catch termites before damage spreads.

What reviewers say: we did not check its Google reviews directly, and found no recent independent reviews to quote.

Pros

  • ✓ Two 24/7 hotlines, both on WhatsApp
  • ✓ Real-time termite and rodent monitoring
  • ✓ Strong list of certifications for corporate tenders

Which pest control company should you choose?

  • You want to know the price first: Avalon and Aardwolf publish 2026 prices. Ironman lists yearly packages from $480.
  • Bed bugs: Innovative Pest and Ironman offer heat treatment. Avalon’s bed bug prices include two visits. Ninja adds mattress cleaning.
  • Rats in a home or shop: ask Aardwolf about its four-week programme. For estates and food businesses, ORIGIN, Anticimex and Rentokil offer sensor monitoring.
  • Termites in a landed home: PestBusters offers Sentricon baiting. Anticimex offers iTAS real-time alerts.
  • An urgent job at night or on Sunday: Eminent advertises 24-hour service. Innovative and Anticimex run 24/7 lines.
  • A restaurant or food factory: Innovative Pest is SFA-approved. Rentokil and Anticimex suit sites that need audit reports.
  • A condo or estate: Killem does bin chute flush-outs and bee relocation. ORIGIN runs estate mosquito and rodent programmes.
  • Bees, hornets or snakes: Aardwolf and ORIGIN handle snakes. Killem relocates bees, and Avalon removes hornet nests.
  • A ship or vessel: Eminent markets pest control for vessels.

Red flags to watch for

  • No NEA licence: companies that do vector control in Singapore must be licensed by NEA, and so must their technicians. Ask for the licence number and check it with NEA.
  • A price over the phone without an inspection: for bed bugs, rats and termites, a fair quote needs a look at the site. A very low phone quote often grows on the day.
  • Bed bugs “gone in one visit”: eggs survive most single treatments. Expect at least two visits, as the published price lists show.
  • Vague warranties: get the warranty period, the number of free revisits and what voids it in writing.
  • Long contracts with no exit: check the notice period before you sign a yearly plan.
  • No product names: a good company tells you which chemicals it uses and how long to keep children and pets away.
  • Spray-only rat control: rats need baiting, trapping and sealed entry points. Spraying alone does little.
  • Pressure to “book today”: discounts are common, but a real offer will still be there after you compare two or three quotes.

Pests return when food scraps, damp and clutter stay. Many homeowners pair treatment with house cleaning services in Singapore to remove what attracts pests.

Common pests in Singapore homes

  • Cockroaches: live in kitchens, bathrooms and bin areas. They spread bacteria and can trigger allergies.
  • Ants: ghost ants and sugar ants follow food trails. Sprays rarely reach the nest, so baiting works better.
  • Mosquitoes: breed in stagnant water and spread dengue. Clear standing water in pots, trays and drains every week.
  • Rats and mice: damage wiring and contaminate food. Infestations grow fast without treatment.
  • Termites: eat wooden doors, cabinets and floors out of sight. Early inspection saves on repairs.
  • Bed bugs: hide in mattresses and furniture and cause itchy bites. They usually need two or more treatments.

Don’t assume it does. PSG, EDG and MRA closed on 29 September 2026, and the EDGE Grant replaced them. Check the grant’s rules before you count on any support for pest control.
